Everyone wants to feel good.  Mr. Rogers Neighborhood contributed a sense of well-being to the people who watched his show.  While the targeted audience was children, the appeal was universal.  Everyone wants a safe home, even if they choose to do exciting or dangerous activities outside of it.  When the day is over, there is nothing so pleasant as returning to a comfortable place.  Venturing out of one's home, into a safe neighborhood, is not everyone's ideal, but it is popular enough to accelerate real estate values.
